Housing Development Details

Summix are proposing to develop a new housing estate on agricultural land along Spring Hill in Arley, which would encroach on to Daffern’s Wood. The proposal includes plans for up to 252 homes, which will include a mix of properties.

50% of the homes will be affordable homes, which are homes sold or rented at no more than 80% of the market rate. Summix have operated a public consultation between 5th of November and 3rd of December 2025, which is now closed. Next, they intend to submit an outline planning application to North Warwickshire Borough Council by the end of this year (at the time of writing this application has not been submitted).

Details of the proposed housing development can be found on Summix’s website. Once the application has been submitted to the council, the public will have 21 to 30 days to be able to submit comments on the application and to object to it.

Why Are We Objecting

We believe that a development on this scale would represent a significant and potentially irreversible change to the character of the village and its surrounding countryside. Ancient woodland is irreplaceable and cannot be recreated once lost. Beyond the woodland itself, such a proposal raises serious and understandable concerns about traffic, drainage, pressure on local infrastructure, impacts on wildlife, and the precedent it could set for future development around Arley.
